Full Architectural Services
Studio Basheva offers end-to-end architectural solutions from initial concept to construction completion. Our services include strategic brief development, feasibility studies, planning applications, and contract administration. We specialise in tailoring designs to client needs while ensuring compliance with building regulations. Our approach combines creative design with technical precision to deliver functional, aesthetically pleasing spaces across residential, commercial, and educational sectors.
Concept Design
We develop conceptual designs based on site analysis, client requirements, and planning constraints. This phase includes schematic drawings, 3D visualisations, and concept narratives to establish the project's architectural direction. Our process involves client workshops to refine ideas and ensure alignment with budgetary and functional goals before progressing to detailed design stages.
Detailed Design
Our detailed design phase produces comprehensive technical drawings and specifications for construction. This includes floor plans, elevations, sections, and material schedules coordinated with structural and services engineers. We ensure all elements meet building regulations and facilitate tendering processes through accurate documentation that guides contractors during construction phases.
Contract Administration
We manage contract administration services including tender evaluation, JCT contract preparation, and construction phase coordination. Our role involves site inspections, progress monitoring, and contract compliance checks to ensure quality control. We handle variations, issue site instructions, and certify payments to protect client interests throughout the building process.
Construction Site Inspection
Regular site visits ensure construction adheres to approved designs and specifications. We conduct weekly/bi-weekly inspections, issue progress reports, and resolve on-site issues through technical sketches and contractor coordination. Our supervision maintains design integrity while addressing practical challenges that arise during the building phase.
